Answer: Go to Home tab, Click to Pay Bill and follow instructions.

Question: Does the Board of Directors provide general information about our POA during the year.

Answer: Yes, for current up-to-date information go to the Document tab and follow instructions, or

email Windwardvillagepoa@gmail.com. Also, we do post some items on Nextdoor

under the group Windward Village POA.

Question: As an owner do I also belong to the Terra Vista Property Owners Association and must

abide by their “Governing Documents”.

Answer: Yes, you are bound by all their Governing Documents as well as Windward Village’s

Governing Documents.

Question: Exterior Alterations – What is the process for alterations to the outside of my home and or

property such as: additions, solar panels, landscaping, tree removal, painting, etc.

Answer: Prior to starting any work, you are required to submit an Architectural Request form to

both Terra Vista and Windward Village Architectural Control Boards for approval. For

example, if you would like to paint your home, complete and submit an Architectural

Request form describing what you would like to do, including paint color(s), paint chip

with code, and manufacturer’s name. To make this process easier both POA’s use the

form, attach all supporting information then email to staylor@citrushills.com and

windwardvillagepoa@gmail.com and/or bring it to Terra Vista office at 2476 N Essex Ave,

Citrus Hills, Fl 34442. When you have Terra Vista’s approval, email the approval letter to

Question: Post Lamps – Why are we required to maintain post lamps in an operable condition to

keep them lit from dusk until dawn?

Answer: Due to the limited streetlights in our community (which are primarily on street corners

only), these lights are considered necessary to achieve effective lighting to meet

minimum safety standards. Everyone should regularly monitor their lamps to ensure they

have a good bulb and a working light sensor that automatically turns the lamp on at dusk

and off at dawn. This issue is addressed in our Declaration of Covenants, Conditions, and

Easements, Page 11, Article VII, Section 2 (e).

Question: What are the current watering restrictions?

Answer: Homes in Windward Village and all of Terra Vista are governed by the watering restrictions

published by the Southwest Florida Water Management District (SWFLWMD). To find the

current lawn watering restrictions for the unincorporated areas of Citrus County please

Question: How is the annual Windward Village POA maintenance fee expended?

Answer: Click on the Document tab, then select Financials & follow instructions to view the budget

and any other document.

Question: What are the current terms of service for trash pickup?

Answer: Waste Management “WM” (352.364.8451) currently provides trash pickup services.

Contact WM for terms, days of service, cancellation, billing disputes, and missed or late

pickup. Note normally scheduled trash pick-ups for the week will be moved to the next day

if it falls on a federal holiday. EG. Monday > Tuesday, Tuesday > Wednesday, Friday >

Saturday.
